This course examines real estate risk from the perspective of owners, investors, landlords, and tenants. Rather than focusing solely on insurance mechanics, students analyze how risk affects value, income stability, capital structure, leasing strategy, and investment returns. Using case studies and real-world deal analysis, students will evaluate leasing risk, tenant mix strategy, capital stack exposure, development uncertainty, operational liability, and market timing. The course emphasizes how risk impacts NOI, cap rates, IRR, payback, and overall asset valuation. Insurance is studied as one tool within a broader risk management strategy.
